A different rental market from the one four kilometres east

Estoril and Monte Estoril sit inside the Freguesia de Cascais e Estoril, one of four parishes in the Cascais municipality, so everything municipal here runs through the C√¢mara Municipal de Cascais. What changes is the demand. Estoril fills differently from Cascais old town: longer average stays, more couples and families and fewer weekend groups, a real winter and shoulder market driven by golf, tennis and the congress calendar, and a guest who books earlier. Pricing a Monte Estoril two-bedroom off Cascais centre comparables leaves money on the table in June and prices it out of March. We set your calendar against the homes that actually compete with yours.

01 What will it realistically earn?

We estimate from Estoril and Monte Estoril comparables at your bedroom count, not a Cascais average or a national one. The estimate comes before any contract.

02 Who deals with the C√¢mara?

We do. Estoril is in the Cascais concelho, so AL registration, the tourist tax filing and any municipal correspondence go through Cascais, and we handle all of it.

03 What about the 2026 regulation?

Councils are deliberating their own AL rules this year under a new decree. We track what Cascais publishes and tell you what it means for your registration, in writing.

04 Can I trust someone with the house?

Inspections at the start and end of every stay, a keyholder on this coast, and repairs run through trades we have used for years rather than whoever answers first.

05 Does it die in winter?

Estoril has a shoulder and winter market that Cascais centre does not lean on as hard. We use mid-term stays of two to eleven months to keep the home working from November.

06 What am I actually paying?

The rates are on this page and on the site, by plan, in writing. Nine of fifteen Lisbon management companies a directory checked in August would not publish theirs at all.

250 euros for a T0 to T2, 350 for a T3 or T4, 450 for a villa. A team member on standby for the property. A trip to the property is 45 euros for the first hour and 20 euros for each hour after that.

For owner-occupied homes. Coordination of cleaning, maintenance and service visits, inspections, and utility bills checked and paid.
Project management
10% of net project cost
Renovations and works. Quotes obtained and compared, site visits attended, contractors and payments overseen.

On the short-term and mid-term plans, callouts beyond the one included are 45 euros per callout. The standby and homeowner plans charge 45 euros an hour instead. Where we source a long-let tenant under rental exclusivity, a commission of one month's rent applies in addition to the management fee. The 2026 municipal deadline

Why Estoril owners are asking about this now

Decreto-Lei 151/2026 came into force on 31 July 2026. It gives municipalities that had passed a thousand registered AL establishments by 31 December 2025 until 31 December 2026 to deliberate their own alojamento local regulation, and lets them extend a suspension on new AL registrations while they draft it. That extension needs a vote of the municipal assembly on a proposal from the camara, and the suspension falls away when the regulation takes effect, when the assembly ends it, or when the deadline runs out. If you own in Estoril, the council writing that regulation is Cascais.

What that means in practice: an existing registration is worth more than an unstarted one, and a home you were planning to register is worth checking on now rather than in January. What Estoril owners ask before they start

Do you manage in Monte Estoril as well as Estoril?
Yes. Our Estoril homes sit across both, along with the streets above the Avenida. Both share the Cascais railway line and both fall under the C√¢mara Municipal de Cascais, so the compliance work is identical.
What does the management fee cover?
On the short-term plan at 25%, it covers the listing and photography, revenue management, all bookings and guest handling, coordination of cleaning and maintenance, inspections at the start and end of stays, guest registration with AIMA, utility bills checked and paid, financial reporting and the owner dashboard. One unplanned callout in business hours is included, and callouts beyond it are 45 euros per callout. The full list is on our property management page.
Do you handle the AL registration and the tourist tax?
Yes. Registration is made through the Balc√£o do Empreendedor and transmitted to the DGAE, which is free when it is done online, and the establishment then appears in the national register, the RNAL. Cascais publishes the process on its own site at cascais.pt. We prepare and file it, and we declare the Cascais tourist tax on your behalf every month.
What is the tourist tax in Estoril?
Estoril is in the Cascais municipality, so the Cascais rate applies: 4.00 euros per guest per night, charged up to a maximum of 7 nights per person, set out in Aviso 28274/2024/2 published in the Diario da Republica on 16 December 2024. The guest pays it and we declare it to the camara on your behalf. Read the aviso.
Will my home earn anything between November and March?
Usually, yes, and Estoril is better placed for it than the old town. We move the calendar onto mid-term stays of two to eleven months at the 18% rate where that beats chasing thin winter nightly bookings, and we say which one we think fits your home before you commit.
